Your access and use of the ShowShelter website and mobile applications (collectively referred to as the “Service” or “Platform”) are governed by these Terms. By using the Service, you agree to comply with these Terms. If you do not agree, please do not use the Service.
Please review our Privacy Policy, which is incorporated into these Terms by reference. We reserve the right to modify these Terms at any time without prior notice, and continued use of the Service constitutes acceptance of such changes.
IMPORTANT DISCLAIMERS
ALL SERVICES PROVIDED THROUGH SHOWSHELTER ARE OFFERED “AS IS,” “AS AVAILABLE,” WITHOUT ANY EXPRESS OR IMPLIED WARRANTIES. SHOWSHELTER MAKES NO GUARANTEES REGARDING THE CONDITION, QUALITY, OR LEGALITY OF THE PROPERTIES LISTED, THE ACCURACY OF INFORMATION PROVIDED BY USERS, OR THE SUCCESSFUL COMPLETION OF ANY TRANSACTIONS BETWEEN USERS.
ShowShelter does not verify property listings or the credentials of users listing properties. Therefore, we highly recommend inspecting any property before entering into any agreements.
Your safety is your own responsibility, and you are encouraged to meet with other users only in safe, public places during daylight hours.
ACCOUNT REQUESTS
To access certain features of the Service, users must request an account from ShowShelter’s administration. Accounts are no longer created automatically by users, and ShowShelter reserves the right to approve or deny requests at its discretion. You are responsible for any actions taken using your account details, and you must notify ShowShelter immediately of any unauthorized access to your account.
SERVICE
The ShowShelter Platform allows users to list properties for rent, view listings posted by others, and communicate with property owners, brokers, or their representatives. ShowShelter itself does not own or lease any property listed on the Platform and acts solely as a facilitator of communication between users.
Property owners, brokers, or those acting on their behalf may be required to pay a brokerage fee to ShowShelter for services rendered, which may include facilitating connections with potential renters or buyers. ShowShelter is not a party to any transactions or agreements between users and assumes no responsibility for the content of listings, the completion of transactions, or the actions of users.
POSTING OF PROPERTY LISTINGS
Property owners, brokers, or their representatives must provide accurate and complete information about the properties listed on the Platform. ShowShelter reserves the right to request documentation proving the legitimacy of any listing and to remove any listing that violates these Terms or applicable laws.
Listings must include exact pricing and conditions. If pricing is subject to change, this must be clearly stated in the listing. ShowShelter may, at its discretion, remove any listings that are misleading or contain false information without prior notice.
FEES
ShowShelter does not charge users for creating or viewing listings. However, property brokers, owners, or their representatives may be subject to fees based on brokerage transactions facilitated by the Platform. These fees are agreed upon in advance between ShowShelter and the parties involved.
All fees are non-refundable unless otherwise stated. ShowShelter reserves the right to adjust its fees and payment methods at any time.
USER REPRESENTATIONS AND WARRANTIES
By using the Platform, you represent and warrant that:
- You are over 18 years of age and legally capable of entering into agreements.
- You have the necessary authority to represent property owners or brokers if acting on their behalf.
- The information you provide about properties is accurate and complies with applicable laws.
- You will not use the Platform for any illegal activities or post any prohibited content.
- You will not engage in spam, harassment, or violate the rights of other users.
INDEMNITY
You agree to indemnify and hold harmless ShowShelter, its affiliates, employees, and agents from any claims, damages, or legal proceedings arising out of your use of the Platform, your property listings, or your interactions with other users.
LIMITATION OF LIABILITY
ShowShelter is not liable for any indirect, incidental, or punitive damages related to your use of the Service. Our total liability to you is limited to the fees, if any, paid by you to ShowShelter. Your use of the Platform is at your own risk.
INTELLECTUAL PROPERTY
All content posted by users remains the intellectual property of the respective users. However, by posting on the Platform, you grant ShowShelter the right to use and display your content for marketing and promotional purposes. ShowShelter’s own content, including trademarks and logos, may not be used without permission.
MISCELLANEOUS PROVISIONS
If any part of these Terms is found to be invalid or unenforceable, the remaining provisions will remain in effect. ShowShelter reserves the right to transfer or assign its rights and obligations under these Terms to any third party.
